From waterproofing
to the last tile

One point of contact, one schedule, one invoice. We do not let waterproofing, tiling and electrics be handled by three crews that never talk to each other.

Waste removal dictates the order in which work can proceed, and that order is locked in during the site visit before any quote is written. A bathroom stripped to its frame produces considerable debris, and when that debris must leave through a house in occupation, the sequence of trades – what comes first, what follows, where each team has access – becomes as important as the work itself. This discipline is how a house stays functional while its bathroom is rebuilt.

Waterproofing and drainage

A waterproof membrane under the tiles, a fall towards the floor gully, and connections tested before anything is closed up: that is what stops a badly finished shower from staining the ceiling of the flat below.

Walk-in shower, with or without a tray

A curbless walk-in shower needs a fall and a drain that fit within the depth of the floor. We check the existing screed at the survey, and tell you plainly if the slab means a small upstand rather than a perfectly flat floor.

Ventilation

A bathroom without mechanical extraction stays damp long after the shower is off, and mould returns on new tiling as readily as on old. We fit an extractor sized to the room, ducted to an existing outlet or a new one built for the job.

Electrics by safety zone

Sockets, lighting and electric heating follow the safety zones around the shower and the bath, set out in Belgium’s AREI/RGIE electrical code — not a standard socket fitted within splash range because it was easier.

Soil stack and existing drainage

Moving the soil stack changes where the shower or toilet can sit, but stays impossible when it serves several flats through a shared duct or runs through a load-bearing slab. We check this before drawing a layout that cannot actually be built.

Sanitaryware, furniture and finishes

Shower, bath, toilet, vanity unit and taps fitted and connected, finishing joints included. Cleaning the site is part of handover, not a line added on afterwards.

  • An extra decided without youAny work outside the quote — a drain that needs redoing, a damp wall found behind the old tiles — is costed and approved in writing before it is carried out.
  • A surprise call-out chargeIt is in the quote or it does not exist: travel is included in the price, whatever your address.

07 · Terrain

Renovating in Waterloo:
what changes

Five provinces under one planning code (the CoDT) — but grants and deadlines that run on their own calendar, not Brussels' or Flanders'.

If changes emerge during work – fixtures the homeowner wants adjusted, or structural surprises the opening of a wall reveals – a written addendum is prepared, costed and approved before that work begins. This keeps the fixed quote accurate and the homeowner's decision visible to the whole team.

07.1 · Planning permit (CoDT)

Permits, exemptions and ground-mounted solar panels

The municipal council (collège communal) issues most permits, with an official timeline of 30 to 115 days depending on the procedure. Since 1 May 2025, a wider list of work is exempt: openings in a flat roof, bike shelters, covered parking for active mobility up to 60 m², HoReCa terraces up to 100 m², solar panels, heat pumps. Watch out for ground-mounted solar panels: the unlimited-surface exemption only applies in an economic activity zone — in a residential zone, a permit is still required.

07.2 · Appeals

Appeals in Wallonia: not open to everyone

Against a refusal, the applicant, the municipal council or the regional planning delegate have 30 days to appeal to the Walloon government. A third party — a neighbour, say — has no access to that administrative route and must go straight to the Council of State, within the standard 60-day period.

07.3 · Grants

Prime Habitation and Rénopack: two different logics

As of 24.07.2026, Prime Habitation is still accepting applications, final invoice included, up to and including 30 September 2026 — check energie.wallonie.be before any quote that would run past that date. An energy audit by a certified auditor is mandatory before work starts, except for roofing. Separately, the SWCS's Rénopack finances €1,000 to €60,000 at 0% interest, for a project capped at €62,500, repayable before the borrower's 86th birthday.

07.4 · 2028 obligation

What changes in 2028 — nothing before then

Nothing applies today: from 2028, anyone buying a home labelled E, F or G will have to reach at least label D within 5 years of the purchase deed, then C by 2031, B by 2036, A by 2041. Unlike Brussels, this obligation will be triggered by the purchase itself, not by a single calendar for every owner. We don't apply it to a project signed in 2026 — but we do factor it into a quote for a home that's about to change hands.

What budget should I plan for a full bathroom in Waterloo?
The fixed price depends on the finish level chosen — from essential to premium — and shows in the calculator above without leaving your details. After the survey, you get a fixed quote item by item, which does not change again without your written approval.
What happens if a shower's waterproofing is done badly?
Water migrates under the tiles, into the screed, and eventually into the flat below if the bathroom is upstairs. We fit a waterproof membrane under the tiles, tested before laying, with a fall towards the floor gully: that check happens before the tiling closes everything up.
Does a bathroom without a window need mechanical ventilation?

How long are we without a bathroom during the work?
For a full renovation, plan on two to three weeks once the site starts. If this is your only bathroom, we factor that into the schedule and tell you plainly at the survey, not after you have signed.
What happens once the bathroom renovation is complete?
Once work is signed off, a written handover notes what has been done, what aftercare the new work needs (newly tiled surfaces, fresh joinery), and what the homeowner should monitor in coming weeks.
What do I need to decide now, and what can I change as the work gets underway?
Decisions about the final layout – where fixtures sit, which walls come down – must be locked before work starts, because moving them during work disrupts the whole sequence. After that, choices like tile colour can shift, since those decisions come later in the job.
