From diagnosis
to a finished facade

Every facade job starts with a diagnosis, not a standard quote. Here is what we cover, from the substrate to the finish.

The plasterer who closes a wall in Waterloo rarely meets the electrician who opened it first, so the written scope has to carry the conversation between them. Facade renovation work is broken into stages that hand off in sequence, each one signed off before the next begins. A visit precedes any figure on paper, and every measurement taken there becomes a line item rather than an assumption. Facade diagnosis

External insulation pushes the dew point outward: the wall stays warmer on the inside, and the risk of condensation forming inside the wall itself drops. Boards glued and mechanically fixed, a reinforced base coat, then the finish.

Substrate preparation and render

Old render that is cracked, hollow-sounding or chalky does not just get painted over: it is cut back, repaired, sometimes stripped back completely before a new render coat goes on. Skip that step and the same crack is back within a year.

Cladding, brick slips and detailing

Adhesive brick slips, traditional brick veneer or a decorative render: the choice depends on the existing wall and the budget. The awkward points — window sills, corners, junctions with the window and door frames — get treated before the general finish, not after.

Rising damp

A facade that stays damp at the base, with salt staining or blistering render, is not something paint fixes: a fresh coat does not stop capillary rise inside the masonry. Treatment means injection or another method suited to the wall, before any finish goes on.

Scaffolding and site logistics

Scaffolding sits against the front or back of the house for several weeks: we agree beforehand where it goes, how the garden stays accessible and where you can park. Render and paint work stops below a certain temperature and in sustained rain.

what changes

Five provinces under one planning code (the CoDT) — but grants and deadlines that run on their own calendar, not Brussels' or Flanders'.

07.1 · Planning permit (CoDT)

Permits, exemptions and ground-mounted solar panels

The municipal council (collège communal) issues most permits, with an official timeline of 30 to 115 days depending on the procedure. Since 1 May 2025, a wider list of work is exempt: openings in a flat roof, bike shelters, covered parking for active mobility up to 60 m², HoReCa terraces up to 100 m², solar panels, heat pumps. Watch out for ground-mounted solar panels: the unlimited-surface exemption only applies in an economic activity zone — in a residential zone, a permit is still required.

07.2 · Appeals

Appeals in Wallonia: not open to everyone

Against a refusal, the applicant, the municipal council or the regional planning delegate have 30 days to appeal to the Walloon government. A third party — a neighbour, say — has no access to that administrative route and must go straight to the Council of State, within the standard 60-day period.

07.3 · Grants

Prime Habitation and Rénopack: two different logics

As of 24.07.2026, Prime Habitation is still accepting applications, final invoice included, up to and including 30 September 2026 — check energie.wallonie.be before any quote that would run past that date. An energy audit by a certified auditor is mandatory before work starts, except for roofing. Separately, the SWCS's Rénopack finances €1,000 to €60,000 at 0% interest, for a project capped at €62,500, repayable before the borrower's 86th birthday.

07.4 · 2028 obligation

What changes in 2028 — nothing before then

Nothing applies today: from 2028, anyone buying a home labelled E, F or G will have to reach at least label D within 5 years of the purchase deed, then C by 2031, B by 2036, A by 2041. Unlike Brussels, this obligation will be triggered by the purchase itself, not by a single calendar for every owner. We don't apply it to a project signed in 2026 — but we do factor it into a quote for a home that's about to change hands.

What comes up at every first visit.

Can the quote increase once work starts?
Not without your written agreement. The quote is a firm price based on the facade area measured during the visit. If something unexpected turns up once the old render comes off — a structural crack, a wall that crumbles more than expected — we stop, price it, show you, and you decide.
Do I need planning permission for my facade renovation?
It depends on the nature of the work and your municipality: the rules differ from one region to another, even for a simple colour or material change. We check this for your address before starting and put together the file if needed.
Below what temperature do you stop facade work?
Render and exterior paint do not bond properly below a certain temperature, or in heavy rain or frost shortly after application. We fit the schedule to the weather rather than risk a finish that cracks or blisters within the year.
Can I stay at home and park my car during the work?
You can stay at home without any issue: the work happens outside. Scaffolding does take up part of the garden, the access path or the pavement in front of the house though — we discuss that at the visit, along with where you can park.
If a delivery van cannot pull up close to the house in Waterloo, how are materials still brought in?
Materials are staged at a nearby point and carried in by hand or on a trolley when direct access is not possible, so the load reaching the facade matches what the stage in progress actually needs.
Which choices does a homeowner in Waterloo need to make before the quote is signed, and which can be settled later?
The scope and materials priced in the quote need confirming before signing, since they set the addendum baseline; finishes such as render colour or pointing style can usually be settled once the facade is opened and visible.
