Indicative Belgian market ranges for 2026 — this is not our price list. Your exact price is confirmed in writing after the free site visit, and it doesn't change after that. The 6% rate applies to homes occupied for more than 10 years, used mainly as a private residence, with materials invoiced by the contractor.

02 · Scope

From diagnosis
to a fitted kitchen

One point of contact for plumbing, wiring, tiling and fitting the units. We do not run a chain of subcontractors above your project.

What a homeowner in Uccle is left holding once a kitchen renovation closes is the marked-up quote itself, alongside the documents recording every decision made along the way. Each addition agreed after the visit is noted against the original figure, not folded in silently, so the paperwork stays a readable record rather than a single final number. The trades are sequenced so that plumbing, electrics and finishing follow a fixed order agreed in advance. Nothing is opened without that order having been settled first.

01

Strip-out & clearance

The old kitchen removed, the rest of the home protected, rubble and old appliances cleared before anything new is connected.

02

Plumbing & drainage

Moving the water inlet or the drain to match your new layout: possible in most cases, unless the distance to the soil stack forces a rethink of the layout.

03

A dedicated circuit

A separate line for the oven and hob, a consumer unit sized for it, wired to AREI/RGIE code: our electricians are on our payroll, not passing subcontractors.

04

Extractor hood & ducting

Working out where the hood actually vents, through the wall or the roof depending on the layout, with ducting sized to actually clear the air, not just spin.

05

Opening onto the living room

Taking down a non-load-bearing wall, or fitting a steel beam when the span needs it: a structural check before pricing, never after demolition.

06

Floors, walls & fitting the units

Screed, tiling, paint, worktop cut for the sink and hob, units fitted: in that order, so the tiles are never laid twice.

03 · Process

Four steps,
no bad surprises

The price is fixed at step 3. After that, it does not move without your signature.

1

You describe your kitchen

A call, or photos over WhatsApp: current layout, position of the sink, the consumer unit and the hood. We tell you straight away if the project fits what we do, and if it does not, we tell you that too.

2

Site visit & survey

A site manager comes to Uccle, checks the water supply and drain, the power available at the consumer unit and where the hood can actually vent, before anything is priced.

Site work & handover

A photo report every week. At the end, we check the finishes together, the sealing around the sink and hob, and the certificates Belgian law requires.

04 · Commitment

What will never
show up on your invoice

The first complaint made about contractors is the line nobody saw coming. Here is what we rule out.

  • An extra charge decided without youA drain that has to be rerouted, a wall thicker than expected: every change from the quote is priced and approved in writing before it is carried out. No agreement, no invoice.
  • A surprise call-out feeIt is in the quote, or it does not exist: the call-out is included in the price, wherever you live.
  • A quote you pay forThe visit and the quote are free, even if you do not sign.
  • 21% VAT by defaultIf your home is over 10 years old and stays your main home, we check your eligibility for the reduced 6% rate and prepare the certificate if the conditions are met.
  • A kitchen out of action with no end dateThe schedule is part of the quote. You get a photo update every week, until the sink is connected.

Renovating in Uccle:
what changes

Nineteen municipalities, each running its own planning department — and plenty of co-ownership, where the managing agent has a say before the first hammer falls.

Any existing installation uncovered in a Uccle kitchen, a gas line, old wiring, a hidden stopcock, is logged in writing during the visit, with its location noted before anything is removed. That record joins the quote, so later work references what was found, not what was assumed.

The 19 municipalities we cover

City of Brussels Anderlecht Auderghem Berchem-Sainte-Agathe Etterbeek Evere Forest Ganshoren Ixelles Jette Koekelberg Molenbeek-Saint-Jean Saint-Gilles Saint-Josse-ten-Noode Schaerbeek Uccle Watermael-Boitsfort Woluwe-Saint-Lambert Woluwe-Saint-Pierre
Drogenbos · Grimbergen · Linkebeek · Machelen · Overijse · Tervuren · Vilvoorde · Zaventem
07.1 · Co-ownership

Managing agent and general meeting, not one without the other

Most of Brussels' housing stock is co-owned: the managing agent (syndic) carries out decisions, but the general meeting makes them. Routine maintenance is voted by simple majority. Any change to the façade or shared areas needs a two-thirds majority; work touching the structure or ownership rights needs four-fifths. We prepare the technical file — quote, specification, sometimes a stability note — in the form your managing agent can put to a vote.

07.2 · Planning permits

Permit, listed buildings and what happens if it's refused

The rule is simple: a planning permit (permis d'urbanisme) is required, with a limited list of exceptions — interior work that doesn't affect stability, the layout of the housing units, or its designated use, like-for-like window replacement, an extension under 100 m² removed without rebuilding, solar panels not visible from the street. A listed building, or one on the heritage inventory — common in Brussels' older housing stock — is handled by the regional planning delegate instead of the municipality, with a 75-day decision period, or 160 days if a public inquiry is required. If refused, the applicant has 30 days to appeal to the regional government, then 60 days to the Council of State.

07.3 · EPB certificate

EPB certificate, EPB adviser and the permit file

An EPB energy certificate is mandatory whenever a home is sold or let, and stays valid for ten years. For new-build, work treated as new-build, or a heavy renovation, a certified EPB adviser is mandatory: they prepare the EPB proposal, which forms part of the planning permit file. With an architect, the architect handles EPB follow-up directly; without one, Homegrade or your municipality's planning department can help.

07.4 · Grants

RENOLUTION grants: where things actually stand

As of 24.07.2026, no RENOLUTION grant application is being accepted for a final invoice dated 2025 or 2026, and the Region has not published any decision on reopening the scheme — check be.brussels before any quote. The ECORENO loan from the Housing Fund remains a concrete alternative in the meantime, at 2.5% to 3.5% interest, for insulation, ventilation, heating, solar panels or a heat pump. A renovation obligation is due to start on 1 July 2028 for all Brussels owners — none of it applies today, and we'll flag it when it does.

08 · Questions

Your questions
before you sign

What comes up at every first kitchen visit.

Can the quote go up once work starts?
Not without your written agreement. The quote is a firm price, priced line by line. If something unexpected turns up, a water inlet we cannot find behind the old units, or a consumer unit too weak for an induction hob, we stop, price it, show you, and you decide.
Can I keep my current kitchen units?
In most cases, yes. We redo the plumbing, wiring, floor and walls around your existing units without taking them out, unless their condition or position genuinely rules it out.
Do I need planning permission to open a wall between the kitchen and the living room?
It depends whether the wall is load-bearing and on your local council. A non-load-bearing wall usually comes down without permission. A load-bearing wall needs a beam and, depending on the case, a notification or permit that we set up with you from the first visit.
Can I still use the kitchen during the work?
Rarely comfortably, once the water and power are cut off for the job. We plan that cut-off for the shortest possible stretch and give you exact dates in the quote, not partway through the job.
If I decide partway through to move a socket or swap a worktop, how does that get priced?
Any change raised once work has started is written up as an addendum with its own price, shown against the original quote rather than absorbed into it, and work on that item waits until you approve the addendum.
What exactly do you look at when you come to see the kitchen before quoting?
The visit checks the water and power connections feeding the space, the condition of the walls and floor beneath existing units, and access for removing the old kitchen, all recorded before the written quote is drafted.
