Materials enter the house through an agreed route, with coverings and handling points decided before tools are brought in. For a full home renovation in Ghent, Alpha Services Benelux examines the intended work areas during a visit, records the sequence, and prepares a written quote. The client approves that quote before trades begin, so protection, access, and handovers are considered as part of the work rather than improvised around it.

Five provinces, one Flemish planning permit system (omgevingsvergunning) — but rules that have already shifted twice since early 2026.
Before the first delivery to a Ghent home, the client and contractor agree where the van is positioned, which door and stairs materials use, and who opens the property. That access plan is recorded with the work sequence so everyone follows the same route.

07.1 · Planning permit (omgevingsvergunning)
Exempt since 1 March 2026 — not 'coming soon'
Since 1 March 2026, most interior work is exempt from Flanders' single environmental and building permit (omgevingsvergunning) and from any notification requirement, provided the building's volume doesn't change and its energy performance doesn't worsen. Some municipalities keep a local permit requirement, but only for a limited list set by the Flemish government. Where a permit is still needed, expect 60 days under the simplified procedure or 105 to 120 days under the standard one, with a possible 60-day extension.
07.2 · Renovation obligation
Already in force for three years — Brussels and Wallonia start only in 2028
Since 2023, anyone buying a home with an EPC label of E or F must renovate it to at least label D within a legal deadline — 5 to 6 years depending on the purchase date; check the exact cut-off on energiesparen.be. Missing the label risks a fine of €500 to €5,000, repeatable every year until the label is reached. This is already in force in Flanders, while Brussels and Wallonia won't introduce a comparable obligation until 2028.
07.3 · Mijn VerbouwPremie
Top two income brackets: heat pump or boiler, nothing else
Since 1 March 2026, the two highest income brackets can no longer claim Mijn VerbouwPremie for most works — only for a heat pump or a thermodynamic boiler, and at a reduced amount: an air-to-water heat pump down from €2,250 to €1,500, a thermodynamic boiler down from €900 to €450. Brackets 3 and 4 keep the previous amounts. Anyone who applied before 1 March 2026 stays under the old conditions.
07.4 · EPC-labelpremie
EPC-labelpremie: the window has closed
The EPC-labelpremie has been scrapped for every income bracket, and its transition window — applications until 30 June 2026 for an EPC started before the end of 2025 — is now closed. Only households that activated their EPC through Fluvius before 1 January 2025 remain exempt. Don't count on this grant in a quote drawn up today.

What comes up at almost every first visit.
Can the quote increase once work has started?
Not without your written agreement. The quote is a firm price, broken down line by line. If something unexpected turns up — a dead pipe behind a wall, a weakened structure — we stop, cost it, show you, and you decide. No extra work goes ahead without your sign-off.
How quickly can you visit us in Ghent?
We generally arrange the assessment visit within 24 to 48 working hours. The actual start date for the work depends on our current schedule and is stated in the quote — we do not promise a date we cannot keep.
Can I stay at home during the works?
For a bathroom or kitchen, usually yes: we phase the work around you. For a full renovation with demolition and rewiring, it is rarely comfortable to stay. We tell you honestly at the visit, along with the schedule that goes with it.
Do I need planning permission for my renovation?
It depends on the type of work and your local council. Interior refresh, sanitaryware, electrics, flooring: usually not. Changes to the facade, the volume, a load-bearing structure, or a change of use: yes. We give you a clear answer at the visit and put together the file with the architect if needed.
How will we know which parts of our Ghent home are closed during each stage?
The work is divided into named areas, and the agreed sequence identifies which area is closed for each intervention. The household receives that information before the relevant trade starts, while barriers and floor protection distinguish active work from the route being used.
How are measurements checked once walls are open?
Recorded dimensions are compared with the exposed conditions before the affected work is confirmed. If a finding changes the agreed work, Alpha Services Benelux explains it and prices it in a written addendum for the client to approve.
