From waterproofing
to the last tile

One point of contact, one schedule, one invoice. We do not let waterproofing, tiling and electrics be handled by three crews that never talk to each other.

The written scope sets out the bathroom work and listed materials for the Brasschaat address before work starts. If opening a surface reveals a finding outside that scope, it is described and priced in a written addendum for the client to approve. Once agreed, trades are sequenced so completed work is checked before the following task begins. This keeps decisions, materials and handovers visible throughout the renovation.

Waterproofing and drainage

A waterproof membrane under the tiles, a fall towards the floor gully, and connections tested before anything is closed up: that is what stops a badly finished shower from staining the ceiling of the flat below.

Walk-in shower, with or without a tray

A curbless walk-in shower needs a fall and a drain that fit within the depth of the floor. We check the existing screed at the survey, and tell you plainly if the slab means a small upstand rather than a perfectly flat floor.

Ventilation

A bathroom without mechanical extraction stays damp long after the shower is off, and mould returns on new tiling as readily as on old. We fit an extractor sized to the room, ducted to an existing outlet or a new one built for the job.

Electrics by safety zone

Sockets, lighting and electric heating follow the safety zones around the shower and the bath, set out in Belgium’s AREI/RGIE electrical code — not a standard socket fitted within splash range because it was easier.

Soil stack and existing drainage

Moving the soil stack changes where the shower or toilet can sit, but stays impossible when it serves several flats through a shared duct or runs through a load-bearing slab. We check this before drawing a layout that cannot actually be built.

Sanitaryware, furniture and finishes

Shower, bath, toilet, vanity unit and taps fitted and connected, finishing joints included. Cleaning the site is part of handover, not a line added on afterwards.

07 · Terrain

Renovating in Brasschaat:
what changes

Five provinces, one Flemish planning permit system (omgevingsvergunning) — but rules that have already shifted twice since early 2026.

When the crew leaves the Brasschaat address, access points are secured and the working area is left orderly. Keys and access details are kept under the project lead’s control, then used only when authorised work resumes.

07.1 · Planning permit (omgevingsvergunning)

Exempt since 1 March 2026 — not 'coming soon'

Since 1 March 2026, most interior work is exempt from Flanders' single environmental and building permit (omgevingsvergunning) and from any notification requirement, provided the building's volume doesn't change and its energy performance doesn't worsen. Some municipalities keep a local permit requirement, but only for a limited list set by the Flemish government. Where a permit is still needed, expect 60 days under the simplified procedure or 105 to 120 days under the standard one, with a possible 60-day extension.

07.2 · Renovation obligation

Already in force for three years — Brussels and Wallonia start only in 2028

Since 2023, anyone buying a home with an EPC label of E or F must renovate it to at least label D within a legal deadline — 5 to 6 years depending on the purchase date; check the exact cut-off on energiesparen.be. Missing the label risks a fine of €500 to €5,000, repeatable every year until the label is reached. This is already in force in Flanders, while Brussels and Wallonia won't introduce a comparable obligation until 2028.

07.3 · Mijn VerbouwPremie

Top two income brackets: heat pump or boiler, nothing else

Since 1 March 2026, the two highest income brackets can no longer claim Mijn VerbouwPremie for most works — only for a heat pump or a thermodynamic boiler, and at a reduced amount: an air-to-water heat pump down from €2,250 to €1,500, a thermodynamic boiler down from €900 to €450. Brackets 3 and 4 keep the previous amounts. Anyone who applied before 1 March 2026 stays under the old conditions.

07.4 · EPC-labelpremie

EPC-labelpremie: the window has closed

The EPC-labelpremie has been scrapped for every income bracket, and its transition window — applications until 30 June 2026 for an EPC started before the end of 2025 — is now closed. Only households that activated their EPC through Fluvius before 1 January 2025 remain exempt. Don't count on this grant in a quote drawn up today.

What budget should I plan for a full bathroom in Brasschaat?

The written scope is used as the order list: each selected material is checked against its description before purchase, and delivered items are compared with that list before installation. Any mismatch is raised for a decision before it enters the work.
How are the bathroom trades sequenced so one does not undo another’s work?
The sequence is agreed before work starts, with preparatory tasks completed before services are closed up, surfaces are finished, and fittings are installed. Each stage is checked before the trade responsible for the next stage takes over.
