The 6% rate applies to homes occupied for more than 10 years, used mainly as a private residence, with materials invoiced by the contractor.

Five trades,
one point of contact

Plans, permits, the residents' association, insurance: the admin side is part of the contract, not another job for you between site visits.

In Zele, the homeowner first decides which areas require attention and which should remain outside the work zone; the written quote then records that choice and the planned order. After visiting the home, Alpha Services Benelux sets out the work before any tools arrive. Trades follow the same scope as work moves from preparation through completion. In an occupied house, access routes and protective measures are considered alongside the tasks themselves.

Renovating in Zele:
what changes

Five provinces, one Flemish planning permit system (omgevingsvergunning) — but rules that have already shifted twice since early 2026.

The same written scope stays with the job as work is arranged in Zele and, where relevant, neighbouring towns such as Dendermonde. It gives every trade one agreed reference for boundaries, sequence, finishes, and approved changes.

07.1 · Planning permit (omgevingsvergunning)

Exempt since 1 March 2026 — not 'coming soon'

Since 1 March 2026, most interior work is exempt from Flanders' single environmental and building permit (omgevingsvergunning) and from any notification requirement, provided the building's volume doesn't change and its energy performance doesn't worsen. Some municipalities keep a local permit requirement, but only for a limited list set by the Flemish government. Where a permit is still needed, expect 60 days under the simplified procedure or 105 to 120 days under the standard one, with a possible 60-day extension.

07.2 · Renovation obligation

Already in force for three years — Brussels and Wallonia start only in 2028

Since 2023, anyone buying a home with an EPC label of E or F must renovate it to at least label D within a legal deadline — 5 to 6 years depending on the purchase date; check the exact cut-off on energiesparen.be. Missing the label risks a fine of €500 to €5,000, repeatable every year until the label is reached. This is already in force in Flanders, while Brussels and Wallonia won't introduce a comparable obligation until 2028.

07.3 · Mijn VerbouwPremie

Top two income brackets: heat pump or boiler, nothing else

Since 1 March 2026, the two highest income brackets can no longer claim Mijn VerbouwPremie for most works — only for a heat pump or a thermodynamic boiler, and at a reduced amount: an air-to-water heat pump down from €2,250 to €1,500, a thermodynamic boiler down from €900 to €450. Brackets 3 and 4 keep the previous amounts. Anyone who applied before 1 March 2026 stays under the old conditions.

07.4 · EPC-labelpremie

EPC-labelpremie: the window has closed

The EPC-labelpremie has been scrapped for every income bracket, and its transition window — applications until 30 June 2026 for an EPC started before the end of 2025 — is now closed. Only households that activated their EPC through Fluvius before 1 January 2025 remain exempt. Don't count on this grant in a quote drawn up today.

What happens if a subcontractor falls behind?
Our schedule absorbs the delay, not yours. The site manager reorders the trades and tells you in writing if the handover date moves — that never happens without an explanation.
Who handles the planning application in Zele?
We put the file together with your architect or our engineer, submit it to your local authority and track the timeline. Site work does not start before approval, unless the works do not need one.
Do we need sign-off from the residents' association before starting?
For a flat, usually yes: a meeting request, works approval, access to shared areas. We prepare these documents and give you a realistic timeline at the visit.
What does your 10-year guarantee actually cover?
The structural work we carry out or coordinate: foundations, load-bearing walls, roof structure. Finishes such as paint or non-structural tiling fall under a separate workmanship guarantee, stated in the quote.
If I ask for extra work after the project has started in Zele, what happens to the price?
The new request is assessed against the work already specified, then priced in a written addendum. Nothing is added to the agreed scope until the homeowner has reviewed and approved that document.
How do you limit dust and noise when work is taking place in an occupied house?
Work areas are separated with temporary barriers, routes are protected before tools are used, and dust extraction is placed near the source. Noisy tasks are arranged around the homeowner’s agreed access needs.
