A kitchen renovation depends on trades working in the right order—plumbing roughed in before walls close, electrics tested before fittings go in. Each stage is confirmed in writing so the next one doesn't undo the last. This is how we structure the work in Visé, mapping out the full sequence when we visit your home and documenting every handover point before the first trade arrives.
Plumbing & drainage
Moving the water inlet or the drain to match your new layout: possible in most cases, unless the distance to the soil stack forces a rethink of the layout.
A dedicated circuit
A separate line for the oven and hob, a consumer unit sized for it, wired to AREI/RGIE code: our electricians are on our payroll, not passing subcontractors.
Extractor hood & ducting
Working out where the hood actually vents, through the wall or the roof depending on the layout, with ducting sized to actually clear the air, not just spin.
Opening onto the living room
Taking down a non-load-bearing wall, or fitting a steel beam when the span needs it: a structural check before pricing, never after demolition.
Floors, walls & fitting the units
Screed, tiling, paint, worktop cut for the sink and hob, units fitted: in that order, so the tiles are never laid twice.

Five provinces under one planning code (the CoDT) — but grants and deadlines that run on their own calendar, not Brussels' or Flanders'.
All trades working on your kitchen renovation get a copy of the same written scope—what's in, what's not, and what triggers an addendum if something unexpected appears. This keeps everyone aligned on the same understanding of the work.

07.1 · Planning permit (CoDT)
Permits, exemptions and ground-mounted solar panels
The municipal council (collège communal) issues most permits, with an official timeline of 30 to 115 days depending on the procedure. Since 1 May 2025, a wider list of work is exempt: openings in a flat roof, bike shelters, covered parking for active mobility up to 60 m², HoReCa terraces up to 100 m², solar panels, heat pumps. Watch out for ground-mounted solar panels: the unlimited-surface exemption only applies in an economic activity zone — in a residential zone, a permit is still required.
07.2 · Appeals
Appeals in Wallonia: not open to everyone
Against a refusal, the applicant, the municipal council or the regional planning delegate have 30 days to appeal to the Walloon government. A third party — a neighbour, say — has no access to that administrative route and must go straight to the Council of State, within the standard 60-day period.
07.3 · Grants
Prime Habitation and Rénopack: two different logics
As of 24.07.2026, Prime Habitation is still accepting applications, final invoice included, up to and including 30 September 2026 — check energie.wallonie.be before any quote that would run past that date. An energy audit by a certified auditor is mandatory before work starts, except for roofing. Separately, the SWCS's Rénopack finances €1,000 to €60,000 at 0% interest, for a project capped at €62,500, repayable before the borrower's 86th birthday.
07.4 · 2028 obligation
What changes in 2028 — nothing before then
Nothing applies today: from 2028, anyone buying a home labelled E, F or G will have to reach at least label D within 5 years of the purchase deed, then C by 2031, B by 2036, A by 2041. Unlike Brussels, this obligation will be triggered by the purchase itself, not by a single calendar for every owner. We don't apply it to a project signed in 2026 — but we do factor it into a quote for a home that's about to change hands.

What comes up at every first kitchen visit.
Can the quote go up once work starts?
Not without your written agreement. The quote is a firm price, priced line by line. If something unexpected turns up, a water inlet we cannot find behind the old units, or a consumer unit too weak for an induction hob, we stop, price it, show you, and you decide.
Can I keep my current kitchen units?
In most cases, yes. We redo the plumbing, wiring, floor and walls around your existing units without taking them out, unless their condition or position genuinely rules it out.
Do I need planning permission to open a wall between the kitchen and the living room?
It depends whether the wall is load-bearing and on your local council. A non-load-bearing wall usually comes down without permission. A load-bearing wall needs a beam and, depending on the case, a notification or permit that we set up with you from the first visit.
Can I still use the kitchen during the work?
Rarely comfortably, once the water and power are cut off for the job. We plan that cut-off for the shortest possible stretch and give you exact dates in the quote, not partway through the job.
How is the order for materials coordinated against the quote?
During the site visit, we note the exact materials—brands, colours, dimensions—that match your kitchen. These become line items in the quote, and the order is placed against that specific list to prevent discrepancies.
What happens if the van can't park outside the house?
If there's no parking by the door, the materials are unloaded at a stopping point nearby and carried to the site. This is factored into the quote and doesn't create unforeseen costs.
