Indicative Belgian market ranges for 2026 — this is not our price list. Your exact price is confirmed in writing after the free site visit, and it doesn't change after that. The 6% rate applies to homes occupied for more than 10 years, used mainly as a private residence, with materials invoiced by the contractor.

02 · Scope

From structural work
to the final finish

One point of contact, one schedule, one invoice. We do not stack a chain of subcontractors on top of your project.

Before the renovation begins, every surface that will not be altered is sealed and protected. The plumbing, electrics, and structural supports are mapped, and the order in which trades will move through the house is written down and agreed. This means disruption stays contained, and each phase follows the last with clarity. From foundation work through final finishes, the sequence accounts for how the house is occupied during the build.

01

Complete flat renovation

The classic scope: rewired electrics and new plumbing, flooring, partition walls, bathroom, kitchen, painting. Liaison with the building manager included.

02

House & period property

Renovation in phases or all at once: damp, windows, insulation, reworking the layout across floors, with a structural survey where the work calls for it.

03

Bathroom, start to finish

Demolition, waterproofing, tiling, sanitaryware, ventilation and electrics brought up to standard: one team, not four separate appointments.

04

Kitchen & knocking through

Fitted kitchens, removing a non-load-bearing wall, steel beam installation, floor openings: a structural survey first whenever the span calls for it.

05

Electrics & plumbing to code

Consumer unit upgrades, bringing wiring up to AREI/RGIE standard, heating and sanitaryware: our electricians and plumbers are on our own payroll.

06

Plans, permits & management

Architect's drawings, a planning application with your local council, and the paperwork your building manager asks for before work starts.

03 · Process

Four steps,
zero nasty surprises

The price is locked in at step 3. After that, it does not change without your signature.

04 · Commitment

What will never
appear on your invoice

The most common complaint about contractors is the line item nobody saw coming. Here is what we rule out from the start.

  • An extra charge decided without youAny work outside the quote is costed and approved in writing before it goes ahead. No agreement, no invoice.
  • A surprise call-out chargeIt is in the quote or it does not exist: travel is included in the price, wherever you are.
  • A quote that costs moneyThe visit and the quote are free, even if you do not sign.
  • VAT charged at 21 % by defaultIf your home is more than 10 years old, we apply the reduced 6 % rate and prepare the certificate.
  • A site left half-finishedThe schedule is part of the quote. You get a photo progress update every week.

07 · Terrain

Renovating in Tournai:
what changes

Five provinces under one planning code (the CoDT) — but grants and deadlines that run on their own calendar, not Brussels' or Flanders'.

Once work concludes at one address in Tournai, the sequence and timing for the next job have already been decided in writing. This coordination prevents delays and ensures each property receives the crew in the planned order.

All 10 provinces and Brussels-Capital

Antwerp Flemish Brabant Walloon Brabant West Flanders East Flanders Hainaut Liège Limburg Luxembourg Namur Brussels-Capital Region
07.1 · Planning permit (CoDT)

Permits, exemptions and ground-mounted solar panels

The municipal council (collège communal) issues most permits, with an official timeline of 30 to 115 days depending on the procedure. Since 1 May 2025, a wider list of work is exempt: openings in a flat roof, bike shelters, covered parking for active mobility up to 60 m², HoReCa terraces up to 100 m², solar panels, heat pumps. Watch out for ground-mounted solar panels: the unlimited-surface exemption only applies in an economic activity zone — in a residential zone, a permit is still required.

07.2 · Appeals

Appeals in Wallonia: not open to everyone

Against a refusal, the applicant, the municipal council or the regional planning delegate have 30 days to appeal to the Walloon government. A third party — a neighbour, say — has no access to that administrative route and must go straight to the Council of State, within the standard 60-day period.

07.3 · Grants

Prime Habitation and Rénopack: two different logics

As of 24.07.2026, Prime Habitation is still accepting applications, final invoice included, up to and including 30 September 2026 — check energie.wallonie.be before any quote that would run past that date. An energy audit by a certified auditor is mandatory before work starts, except for roofing. Separately, the SWCS's Rénopack finances €1,000 to €60,000 at 0% interest, for a project capped at €62,500, repayable before the borrower's 86th birthday.

07.4 · 2028 obligation

What changes in 2028 — nothing before then

Nothing applies today: from 2028, anyone buying a home labelled E, F or G will have to reach at least label D within 5 years of the purchase deed, then C by 2031, B by 2036, A by 2041. Unlike Brussels, this obligation will be triggered by the purchase itself, not by a single calendar for every owner. We don't apply it to a project signed in 2026 — but we do factor it into a quote for a home that's about to change hands.

08 · Questions

Your questions
before you sign

What comes up at almost every first visit.

Can the quote increase once work has started?
Not without your written agreement. The quote is a firm price, broken down line by line. If something unexpected turns up — a dead pipe behind a wall, a weakened structure — we stop, cost it, show you, and you decide. No extra work goes ahead without your sign-off.
How quickly can you visit us in Tournai?
We generally arrange the assessment visit within 24 to 48 working hours. The actual start date for the work depends on our current schedule and is stated in the quote — we do not promise a date we cannot keep.
Can I stay at home during the works?
For a bathroom or kitchen, usually yes: we phase the work around you. For a full renovation with demolition and rewiring, it is rarely comfortable to stay. We tell you honestly at the visit, along with the schedule that goes with it.
Do I need planning permission for my renovation?
It depends on the type of work and your local council. Interior refresh, sanitaryware, electrics, flooring: usually not. Changes to the facade, the volume, a load-bearing structure, or a change of use: yes. We give you a clear answer at the visit and put together the file with the architect if needed.
What gets inspected when the scaffolding is in place?
The entire roof structure, guttering, and downpipe connections are inspected for wear, deterioration, and any necessary repairs. Findings are documented and priced separately if they fall outside the original scope.
What happens to the quote if something unexpected comes up during the work?
Any unforeseen issue discovered during the renovation is assessed and priced as an addendum to the original quote. You review and approve the addition in writing before that work proceeds.
