02 · Scope

From bare screed
to finished floor

One tradesperson follows the subfloor from start to finish: screed, laying, grouting and finishing. No chain of subcontractors on your job.

The boundary between the area under work and the rest of the home in Tienen is agreed at the visit and set down in the scope before a single tile is lifted: which doors stay shut, which rooms are dust-sheeted, and where the crew's access route runs. Flooring and tiling generate dust and vibration that travel further than the room itself, so that line is drawn deliberately rather than assumed. Any later move of that boundary is treated like any other change: priced and confirmed in writing before it happens.

Tiling, floor and wall

The subfloor is checked before laying: flatness, residual moisture, and waterproofing fitted under tiles in wet areas such as showers and bathrooms. Grout choice matters too: untreated grout darkens with moisture and use, while epoxy or water-repellent grout resists staining for longer.

Parquet & laminate

Solid or engineered parquet acclimatises to the room before it is laid; laminate, with its HDF core, is less sensitive to this and is almost always floated and click-fitted. Either way, an expansion gap left at the edges lets the floor move. Skirting and thresholds go in last, to cover that gap.

Screed & levelling

Nothing gets laid on a subfloor that is not flat: we check it against a 2-metre straightedge before any covering goes down. Drying time depends on the thickness and type of screed, and it does not shorten because a fan is pointed at it.

Poured flooring, resin & microcement

A seamless finish, applied in thin coats with drying time between each one. Suited to living rooms, open-plan kitchens and bathrooms, on a subfloor that is completely flat and dry.

Flooring over underfloor heating

Tile copes well with underfloor heating provided enough expansion joints are built in. Parquet needs a gradual warm-up and wood suited to the system: not every parquet is.

Sound insulation and what the building manager requires

In a flat, the co-ownership rules often set an impact-noise limit for any hard floor above a neighbour. We fit the right acoustic underlay before laying, not after a complaint.

07 · Terrain

Renovating in Tienen:
what changes

Five provinces, one Flemish planning permit system (omgevingsvergunning) — but rules that have already shifted twice since early 2026.

When the crew is off site in Tienen, the property is left locked and closed exactly as agreed at the visit, with any open zone screened off rather than left exposed. Keys or access arrangements are confirmed with the household in advance, not settled at the last minute.

07.1 · Planning permit (omgevingsvergunning)

Exempt since 1 March 2026 — not 'coming soon'

Since 1 March 2026, most interior work is exempt from Flanders' single environmental and building permit (omgevingsvergunning) and from any notification requirement, provided the building's volume doesn't change and its energy performance doesn't worsen. Some municipalities keep a local permit requirement, but only for a limited list set by the Flemish government. Where a permit is still needed, expect 60 days under the simplified procedure or 105 to 120 days under the standard one, with a possible 60-day extension.

07.2 · Renovation obligation

Already in force for three years — Brussels and Wallonia start only in 2028

Since 2023, anyone buying a home with an EPC label of E or F must renovate it to at least label D within a legal deadline — 5 to 6 years depending on the purchase date; check the exact cut-off on energiesparen.be. Missing the label risks a fine of €500 to €5,000, repeatable every year until the label is reached. This is already in force in Flanders, while Brussels and Wallonia won't introduce a comparable obligation until 2028.

07.3 · Mijn VerbouwPremie

Top two income brackets: heat pump or boiler, nothing else

Since 1 March 2026, the two highest income brackets can no longer claim Mijn VerbouwPremie for most works — only for a heat pump or a thermodynamic boiler, and at a reduced amount: an air-to-water heat pump down from €2,250 to €1,500, a thermodynamic boiler down from €900 to €450. Brackets 3 and 4 keep the previous amounts. Anyone who applied before 1 March 2026 stays under the old conditions.

07.4 · EPC-labelpremie

EPC-labelpremie: the window has closed

The EPC-labelpremie has been scrapped for every income bracket, and its transition window — applications until 30 June 2026 for an EPC started before the end of 2025 — is now closed. Only households that activated their EPC through Fluvius before 1 January 2025 remain exempt. Don't count on this grant in a quote drawn up today.

What comes up most at a first visit.

Why does the screed have to dry before the flooring goes down?
Because tile or parquet laid on a screed that is still damp comes loose or warps within months. Drying time depends on the thickness and type of screed: we check it before we lay, we do not guess.
How soon can you come out to Tienen?
We usually book the site visit within 24 to 48 working hours. The actual laying date depends on how long the subfloor takes to dry and the current schedule: it is in the quote, we do not promise a date the drying time will not allow.
Does tile or parquet over underfloor heating need special care?
Yes, and it differs by covering. Tile needs regular expansion joints, parquet needs wood suited to the system and a gradual warm-up after laying. We match the laying method to the heating system in place.
What if my existing floor is not flat?
Nothing gets laid straight on top of it. We check flatness with a 2-metre straightedge, and if it is out of tolerance, a levelling compound brings the subfloor back to level before tile, parquet or poured flooring goes down.
What happens if the measurements taken during the visit don't match what's found once the old flooring or tiling is out?
Any discrepancy between the visit's measurements and what the opened floor or wall reveals is recorded on site, priced, and added to the scope as a written addendum before that section of work continues.
How will we know which rooms are off limits as the job moves from one stage to the next?
The scope agreed at the visit sets out which areas are closed at each stage, and the crew confirms directly with the household before shifting the boundary, rather than leaving it to be discovered unannounced.
