Indicative Belgian market ranges for 2026 — this is not our price list. Your exact price is confirmed in writing after the free site visit, and it doesn't change after that. The 6% rate applies to homes occupied for more than 10 years, used mainly as a private residence, with materials invoiced by the contractor.

02 · Scope

Five trades,
one point of contact

Plans, permits, the residents' association, insurance: the admin side is part of the contract, not another job for you between site visits.

Waste leaves the house before stripping begins, so removal, protection, and trade access must be ordered rather than improvised. In Bouillon, the visit records the work required, then Alpha Services Benelux sets it out in a fixed written quote before work starts. Trades follow that scope around the occupied house, with dust control and noise kept in view. If opening a surface reveals something new, the finding is priced and approved in writing before it is added.

01

One contract, one point of contact

Masonry, roofing, electrics, plumbing: every trade works to its own spec and deadline, but a single point of contact answers for the result.

02

Plans and planning permission

We prepare the planning application, liaise with your architect or structural engineer, and track the approval timeline with your local authority.

03

Coordinating with the residents' association

Meeting requests, works approval, access to shared areas: we prepare the paperwork your syndic or residents' association expects before site starts.

04

Scheduling and subcontractors

A site manager sequences the trades, signs off each stage before the next begins, and absorbs delays instead of passing them on to you.

05

Fixed quote and 10-year guarantee

A firm line-by-line price before works start, a 10-year structural guarantee on load-bearing work, and a certificate handed over before the first day on site.

06

Handover and snagging

A joint inspection of the finish, a dated snag list, and follow-up until every item is closed — the site is not finished until you have signed it off.

03 · Process

Four steps,
one schedule

The site manager who signs your quote is the same one who signs off the handover. No handing the project to a different team halfway through.

1

You describe the project

A call or three photos over WhatsApp are enough to tell you whether your project — new build, extension or major renovation — fits what we do.

What never
lands on your desk

The usual complaint about a multi-trade site: nobody owns the problem once it falls between two crews. Here is what we take off your hands.

  • Lining up the tradesYou do not coordinate bricklayer, electrician and tiler yourself: the site manager sequences the work and settles scheduling clashes.
  • Putting together the planning applicationIf your local authority takes longer than expected to decide, the start date slips, not the price: the quote stays the one you signed and the trade-by-trade schedule shifts with it.
  • Dealing with the residents' associationThe file we hand your residents' association pairs the signed quote with the team's 10-year insurance certificate and VCA certification, sent as soon as the site date is fixed.
  • Proving the site is insuredThe 10-year structural insurance certificate and the team's VCA certification are handed over before the first day on site, not chased up afterwards.
  • Chasing trades after handoverOur site manager follows the snag list through to closure — you are not left calling five different numbers yourself.

Renovating in Bouillon:
what changes

Five provinces under one planning code (the CoDT) — but grants and deadlines that run on their own calendar, not Brussels' or Flanders'.

One current scope sheet stays with the work in Bouillon, giving every trade the same agreed instructions and recorded decisions. Revisions are marked on that document, so the owner and trades can identify which version governs each part of the job.

The 5 provinces we cover

Hainaut Liège Walloon Brabant Namur Luxembourg
07.1 · Planning permit (CoDT)

Permits, exemptions and ground-mounted solar panels

The municipal council (collège communal) issues most permits, with an official timeline of 30 to 115 days depending on the procedure. Since 1 May 2025, a wider list of work is exempt: openings in a flat roof, bike shelters, covered parking for active mobility up to 60 m², HoReCa terraces up to 100 m², solar panels, heat pumps. Watch out for ground-mounted solar panels: the unlimited-surface exemption only applies in an economic activity zone — in a residential zone, a permit is still required.

07.2 · Appeals

Appeals in Wallonia: not open to everyone

Against a refusal, the applicant, the municipal council or the regional planning delegate have 30 days to appeal to the Walloon government. A third party — a neighbour, say — has no access to that administrative route and must go straight to the Council of State, within the standard 60-day period.

07.3 · Grants

Prime Habitation and Rénopack: two different logics

As of 24.07.2026, Prime Habitation is still accepting applications, final invoice included, up to and including 30 September 2026 — check energie.wallonie.be before any quote that would run past that date. An energy audit by a certified auditor is mandatory before work starts, except for roofing. Separately, the SWCS's Rénopack finances €1,000 to €60,000 at 0% interest, for a project capped at €62,500, repayable before the borrower's 86th birthday.

07.4 · 2028 obligation

What changes in 2028 — nothing before then

Nothing applies today: from 2028, anyone buying a home labelled E, F or G will have to reach at least label D within 5 years of the purchase deed, then C by 2031, B by 2036, A by 2041. Unlike Brussels, this obligation will be triggered by the purchase itself, not by a single calendar for every owner. We don't apply it to a project signed in 2026 — but we do factor it into a quote for a home that's about to change hands.

08 · Questions

Your questions
before you sign

What comes up at every first meeting with a general contractor.

What happens if a subcontractor falls behind?
Our schedule absorbs the delay, not yours. The site manager reorders the trades and tells you in writing if the handover date moves — that never happens without an explanation.
Who handles the planning application in Bouillon?
We put the file together with your architect or our engineer, submit it to your local authority and track the timeline. Site work does not start before approval, unless the works do not need one.
Do we need sign-off from the residents' association before starting?
For a flat, usually yes: a meeting request, works approval, access to shared areas. We prepare these documents and give you a realistic timeline at the visit.
What does your 10-year guarantee actually cover?
The structural work we carry out or coordinate: foundations, load-bearing walls, roof structure. Finishes such as paint or non-structural tiling fall under a separate workmanship guarantee, stated in the quote.
How can the work limit dust and noise while we remain in the house?
The work is divided into controlled areas, with surfaces protected before stripping and waste removed from the working route. Noisy or dusty tasks are coordinated with the other trades, and changes to the sequence are recorded.
What happens at handover, and what do we receive afterwards?
The foreman walks through the completed scope with the owner, records outstanding points, and leaves the agreed project documents, product information, and written records of approved changes for future reference.
