Water leak at home in Belgium: what to do first, who pays and what detection costs

Short answer: If you have a water leak, shut off the water at the appliance or main tap, switch off power where water is reaching it, photograph the damage and tell your insurer quickly. Leak detection in Belgium costs roughly €150 to €650 depending on the method; an insurance report often adds about €100 to €200. Who pays depends on the cause and your policy.

Water leak: what to do in the first 10 minutes

Stop the cause and protect your belongings first, then document everything for the insurer. Assuralia, the Belgian insurers' federation, asks you to take all necessary measures to remove the cause and protect contents, and to report the loss as soon as possible.

  1. Shut off the water at the leaking appliance, or at the main tap if you cannot find the source.
  2. Switch off the power in the affected room. If water is around sockets or the fuse box, touch nothing and call a qualified electrician.
  3. Move undamaged items out of harm's way and mop up or catch the water.
  4. Take photos and video of the damage, the source and wet areas before cleaning.
  5. Notify your insurer. Many policies include assistance for urgent measures.
  6. Have a professional assess the cause if you do not know it, especially for a hidden pipe or an abnormal water meter reading.

Who pays for a water leak: owner, tenant or insurance?

In principle, whoever is responsible for the leak, or their insurer, pays. Home insurance covers unforeseen water damage to the building and contents.

Under art. 1732 of the Civil Code, a tenant is presumed liable unless they prove the damage occurred without their fault, so having the cause established is useful.

Usually not covered: damage from lack of maintenance, the faulty appliance or rusted pipe itself, and repair of a roof through which water entered. River flooding falls under natural disasters, which can carry different deductibles.

What does leak detection cost in Belgium?

Expect roughly €150 to €650 to locate a leak, depending on method and accessibility. Sources disagree: some quote €150 to €400, others €250 to €650 excluding VAT.

What does repairing a leak cost?

Repairing an exposed pipe costs roughly €100 to €250, a pipe embedded in a wall €200 to €700. Restoring tiles or plaster often comes on top.

Evenings, nights, weekends and public holidays are surcharged: one guide gives +25% to +50% in the evening and on Saturdays, and +50% to +100% at night, on Sundays and on holidays. What drives the price?

Mainly accessibility, technique, reporting and timing.

If the damage is extensive, for example a fully soaked bathroom, a bathroom renovation may follow. That is planned by appointment, not as an emergency.

The insurance report: why it matters and what it contains

Without a clear report, insurers often do not open a file. A professional report contains photos, measurements, the exact location of the leak and a conclusion on the cause.

According to Assuralia, home insurance reimburses the cost of opening up and making good walls, floors and ceilings when that is needed to locate a leak in a built-in pipe. The pipe or appliance itself is not covered. Whether the leak-detection invoice itself is reimbursed depends on your policy, so ask before work starts.

Comparing quotes, VAT and grants
