Tiling cost per m² in Belgium (2026): floor tiles, wall tiles and extras
Short answer: Tiling in Belgium costs €45 to €220 per m² all-in for a floor (tiles, adhesive, laying; natural stone up to ~€250/m²) and €40 to €120 per m² for ceramic wall tiles, depending on finish level. The tiler alone usually charges €25 to €40 per m², or €50 to €70 for large format. Levelling or preparing the substrate (€5–€30), removal (€7–€35) and skirting often come on top.

What does tiling cost per m² in Belgium in 2026?
For a floor, Belgian price guides give €45 to €220 per m² all-in; for ceramic wall tiles, €40 to €120 per m². That covers tiles, adhesive, grout and laying. The spread is wide mainly because of the tile itself: ceramic tiles cost €9 to €82 per m² as material, natural stone €25 to €160 per m².
These are market ranges drawn from several sources, not any company's price list. Not every source says whether prices include VAT, so always ask.
| Type | Price per m² |
|---|---|
| Ceramic floor tiles | €50 – €110 |
| Floor tiles, all types (spread between sources) | €45 – €220 |
| Natural stone floor tiles | €100 – €250 |
| Ceramic wall tiles | €40 – €120 |
| Faience or zellige (wall) | €40 – €95 |
| Glazed porcelain stoneware (wall) | €50 – €110 |
| Mosaic tiles (wall) | €70 – €210 |
| Natural stone (wall) | €100 – €250 |
Where sources disagree, we show the wider range: it depends on the finish level of the tile, the pattern and the substrate.
Floor tiles versus wall tiles: where does the price differ?
Wall labour is usually more expensive per m² than floor labour. A tiler charges €25 to €40 per m² for a standard-format floor and €40 to €65 per m² for a wall. Walls need more precision and time, and niches, corners and sealant joints add work.
On a floor, the substrate matters most: an uneven screed has to be levelled first. On a wall, the difference lies in the tile type. Mosaic and natural stone cost far more than faience or ceramic.
If the tiler charges by the hour, sources quote €30 to €55 per hour. For small jobs a minimum charge of €290 to €450 per project is common.
Large-format tiles: what does the labour cost?
For large format (60×60 cm and up), a tiler charges roughly €50 to €70 per m² for labour. Big tiles are heavier, break more easily and need a flatter substrate. Other sources mention a surcharge of €10 to €15 per m², or 10 to 20% on top of standard labour.
| Work | Price per m² |
|---|---|
| Floor, straight lay, standard format | €25 – €40 |
| Diagonal or complex pattern | €45 – €65 |
| Large format (60×60 cm and up) | €50 – €70 |
| Wall tiles | €40 – €65 |
| Pattern surcharge (herringbone, brick bond) | +€10 – €20 |
Large-format tiles are also often pricier to buy. Allow for more cutting waste: sources recommend ordering 5 to 15% extra tiles.
Levelling, skirting, removal: extras that belong in the quote
Preparation and finishing often come on top of the per-m² price. A quote that only says 'tiling per m²' is incomplete.
| Item | Indicative price |
|---|---|
| Levelling or preparing the substrate | €5 – €30 per m² |
| Removing and disposing of the old floor or tiles | €7 – €35 per m² |
| Skirting (material and fitting) | €10 – €50 per running metre |
| Adhesive and grout | €5 – €20 per m² |
| Extra tiles for cutting waste | 5 – 15% of the quantity |
Check the unit for skirting: one source quotes €35 to €50 per m², others per running metre. The spread is wide because it depends on finish level (cut-from-tile skirting or ready-made skirting). Always ask whether the price is per running metre, per piece or per m².
What drives the price of tiling work?
Five factors explain almost all of the gap between two quotes.
- Tile type: ceramic is cheaper than natural stone or mosaic.
- Format and lay pattern: large format and herringbone need more labour.
- Substrate: an uneven or damp floor needs levelling or a primer.
- Removal and disposal: taking out old tiles costs time and skip space.
- Access and surface area: a small room with many corners costs more per m² than a large rectangular floor.
For a 40 m² living room, one price guide gives between €2,000 and €6,800. That shows how strongly the finish level matters.
Tiling often belongs to a larger project. See our pages on bathroom renovation and renovation, or get a first estimate with the renovation calculator.
Comparing tiling quotes: how to avoid surprises
Only compare quotes that contain the same items. A low per-m² price without levelling or removal often ends up dearer than a complete quote.
- Ask for a site visit and a written quote stating the area in m².
- Check whether tiles, adhesive, grout and skirting are included, or whether you buy the tiles yourself.
- Have levelling, removal and disposal listed separately.
- Check tile format and lay pattern: large format or herringbone costs more.
- Ask whether the price includes or excludes VAT and which VAT rate is applied.
- Note the cutting waste allowed and any call-out or minimum charge.
This way you compare like with like. The same logic applies to any renovation quote.
VAT 6% or 21% on tiling work
For a dwelling more than 10 years old, 6% VAT can apply instead of 21%. According to the Belgian federal authorities, the home must be used privately after the works, and the works must be invoiced to the end user by a contractor. Tiles you buy yourself in a shop stay at 21% VAT.
Have the contractor invoice tiles and laying together if you want the 6% rate, and check that the rate on the invoice is correct. Tiling on its own is usually not subsidised. What does tiling cost per m² in Belgium?
For a floor, price guides give €45 to €220 per m² all-in (tiles, adhesive, laying), natural stone up to ~€250 per m². The tiler alone usually charges €25 to €40 per m². The final figure depends on tile type, format, pattern and substrate.
What do wall tiles cost per m² to install?
Ceramic wall tiles cost about €40 to €120 per m² laid. Mosaic runs around €70 to €210 and natural stone around €100 to €250 per m². Labour alone averages €40 to €65 per m².
Is large-format tiling more expensive?
Yes. For tiles of 60×60 cm and up, a tiler charges roughly €50 to €70 per m² for labour, versus €25 to €40 for standard format. Also allow more cutting waste: 5 to 15% extra tiles.
How much does levelling cost before tiling?
Sources give €5 to €30 per m² for levelling or preparing the substrate, depending on how uneven the floor is. Large formats need a flat base, so have this listed separately in the quote.
How much does tile skirting cost?
Sources quote €10 to €50 per running metre, fitting included. The spread depends on finish level. One source prices per m² instead of per metre, so always check the unit in your quote.
Which VAT rate applies to tiling work?
For a dwelling over 10 years old, used privately and invoiced by a contractor, 6% VAT can apply. Tiles you buy yourself are charged 21%. Ask for the rate to be stated clearly on the quote.
