It frees space in 4 to 5 m², but it needs a sound floor build-up and careful waterproofing. Have a professional assess this.
What drives the price
Four things shape the invoice: finish, condition of the pipes, layout changes and side works. Many price guides leave the last group out of the base price.
- Finish level: tile format, sanitaryware brand, taps and vanity unit.
- Existing plumbing and electrics: if they stay, the price stays low.

VAT: 6% or 21%
The reduced 6% VAT rate applies to renovation work on a dwelling older than 10 years. After the work, the home must be used more than 50% as a private residence, and a contractor must invoice the work to the occupant (owner or tenant).
