Bathroom renovation cost in Belgium 2026: by size, finish level and line item

Short answer: In 2026, Belgian price guides put a bathroom renovation at roughly €5,000–€8,000 (basic) to €12,000–€18,000 (high-end) for 4 to 6 m², and €8,000–€30,000 for 6 to 10 m². Per m², sources range from €750 to €3,500 or more. The biggest cost jump is moving drains: €800–€2,500 or more extra, because the floor and screed must be opened up.

Prices in this article are indicative Belgian market ranges, not Alpha Services Benelux's price list. Your fixed price is in the quote.

What does a bathroom renovation cost by size and finish level?

In Belgium, expect roughly €5,000–€18,000 for a 4 to 6 m² bathroom and €8,000–€30,000 for 6 to 10 m², depending on basic, mid-range or high-end finish. The table below uses the ranges from one Belgian price guide; they are market ranges, not a price list from the company.

Total bathroom renovation cost by size and finish level (Belgian market ranges 2026, incl. demolition, plumbing, sanitaryware, fitting and 6% VAT)
SizeBasicMid-rangeHigh-end
4–6 m²€5,000–€8,000€8,000–€12,000€12,000–€18,000
6–10 m²€8,000–€13,000€13,000–€20,000€20,000–€30,000
10 m² or more€13,000–€20,000€20,000–€32,000from €32,000

Other guides show lower totals because they count fewer items. Bouwinfo (X²O Badkamers, February 2026) gives €3,500–€6,000 (basic), €5,000–€8,000 (mid) and from €10,000 (high-end) for 4–6 m², including VAT but excluding demolition and plumbing changes. Always check what a price actually covers.

Per m² the sources differ widely: RenoZen quotes €750–€1,500 for standard and €1,500–€2,500+ for high-end, Homedeal €1,200–€1,500 (budget), €1,500–€2,200 (average) and €2,200–€3,500+ (luxury), and Bouwplannen.be €800–€1,800. A per-m² figure is only a rough guide: small bathrooms cost more per m² because plumbing and electrics cost about the same in 4 m² as in 8 m². See also our bathroom renovation page.

What do demolition, plumbing, electrics, waterproofing and repairs cost besides furniture and tiles?

Beyond furniture and tiles, the technical side takes a large share: demolition, plumbing, electrics and ventilation often add up to more than the visible sanitaryware. Guide prices from Belgian sources:

Finishing and assembly (sealing, painting, lighting)€100–€300 per m²RenoZen

In practice waterproofing sits inside the floor and wall finishing package and rarely gets its own line. The same goes for making good walls and floors after demolition: none of the sources we checked gives a separate price. Ask for it to be listed explicitly in the quote.

Why is moving drains the biggest cost jump?

Moving a drain costs €800–€2,500 and sometimes more for water and drainage according to Homedeal, and Bouwinfo quotes €1,000–€2,500 for moving pipes and adapting electrics. It is expensive because it is far more than shifting one pipe.

In Bouwplannen.be's example of an average standard bathroom (total ± €12,000–€14,000), about €3,000 is for new pipework (water and drainage) and electrics; for a premium bathroom of 10 m² or more, it is ± €5,000–€8,000 for fully new pipework, underfloor heating and electrics. Keeping the same layout can, per the same source, save hundreds to thousands of euros. Before moving anything, have a professional assess where the stack is and how far the new position is from it.

What else drives the price?

Besides the layout, the choice of sanitaryware, ventilation and unforeseen findings decide the final amount.

How do you compare quotes and avoid surprises?

Ask for three quotes based on the same description, itemised line by line. It is the only way to see whether a lower price is really cheaper or just covers less.

  1. Have demolition, skip and rubble removal listed separately.
  2. Have plumbing, drainage and electrics itemised, stating whether the layout changes.
  3. Check that waterproofing, making good of walls and floor, and ventilation are included.
  4. See whether sanitaryware and tiles are a provisional sum or a named brand and reference.
  5. Ask whether the price includes VAT and whether it is 6% or 21%.
  6. Agree a reserve for unforeseen work.

A fixed written quote after a site visit gives the most certainty. Start with a rough budget in our renovation calculator or read about our renovation work. Alpha Services Benelux carries out bathroom renovations with its own team, by appointment.

VAT 6% or 21% and subsidies

According to Belgian price guides, the reduced 6% VAT rate applies to a dwelling at least 10 years old (since first occupation), used mainly as a private home, when the contractor invoices the end consumer directly. Materials you buy yourself stay at 21%. Check the exact conditions with the Federal Public Service Finance before signing.

For subsidies we point to the official portals, because amounts and conditions change: vlaanderen.be/mijn-verbouwpremie in Flanders, Homegrade and your municipality in Brussels, and energie.wallonie.be in Wallonia. We deliberately state no amounts here.

Frequently asked questions

How much does a 5 m² bathroom renovation cost in 2026?

According to B-Renovation, about €5,000–€8,000 (basic), €8,000–€12,000 (mid-range) and €12,000–€18,000 (high-end) for 4 to 6 m². Other guides, such as Bouwinfo, show lower totals because demolition and plumbing changes are excluded.

What does moving a bathroom drain cost?

Homedeal quotes €800–€2,500 and sometimes more for moving water and drainage; Bouwinfo €1,000–€2,500 including electrical changes. Distance to the stack and opening up the screed drive the price.

Is a bathroom always the same price per m²?

No. Small bathrooms cost more per m² because plumbing, electrics and ventilation cost about the same in 4 m² as in 8 m². Sources range from €750 to €3,500 and more per m² depending on finish.

Which VAT rate applies to a bathroom renovation?

6% for a dwelling at least 10 years old (since first occupation), used mainly as a private home, when the contractor invoices the end consumer directly. Materials you buy yourself stay at 21%. Check the conditions with the Federal Public Service Finance.

How much reserve should I plan for unforeseen costs?

Bouwinfo recommends 10 to 20% extra budget. In older homes, hidden problems with pipes, floors or electrics often only appear during demolition.
