Spotting rising damp in Belgium: signs, diagnosis and market prices
Short answer: Rising damp shows as a damp band at the base of a wall, usually up to about 1.20 m (higher with salts or a sealed finish), with white salt deposits and plaster or wallpaper coming loose. Diagnosis comes first: on the Belgian market, injection typically costs €100–150 per linear metre, a cut-in damp-proof barrier €100–175, and renovation plaster €30–60 per m² (indicative prices from vochtproblemen.vlaanderen, excl. VAT).

How do you recognise rising damp?
Rising damp is groundwater drawn up through the pores of masonry. It appears at the base of the wall, usually up to about 1.20 m high (higher with salts or a sealed finish), and does not go away with the seasons.
Typical signs:
- a damp band at the bottom of the wall, often with a fairly sharp horizontal edge;
- white salt deposits (saltpetre) on the surface, sometimes on the outside of the wall too;
- wallpaper, paint or plaster that only comes loose low down, and plaster that sounds hollow when tapped;
- crumbling joints and bricks at the foot of the facade;
- a musty smell, sometimes mould.
It is most common in older homes with no working damp-proof course, or where outside ground level is higher than the interior floor. Tiles or a sealed finish can push moisture higher up the wall. A reliable diagnosis takes more than a visual check: see below.
Rising damp, condensation or penetrating damp?
Three causes, three different patterns. All of them cause damp patches and sometimes mould, but the treatment is completely different.
| Feature | Rising damp | Condensation | Penetrating damp |
|---|---|---|---|
| Location | Low on the wall, usually up to ~1.20 m (higher with salts or a sealed finish) | Higher up, in corners, around windows, behind furniture | Where driving rain hits, often higher or around openings |
| Edge | Often a fairly sharp horizontal line | Usually no sharp lower edge | Patches that often vary with the weather |
| Salts | Often white salt deposits | Usually no salts | Sometimes present |
| Season | Often all year round | Often mostly winter | Often after rain |
| Mould | Possible | Common, usually without salt | Possible |
Better ventilation greatly reduces condensation but does not make rising damp disappear. Often two causes are present at once. For ventilation, see our guide on ventilation system C vs D.
How does a professional establish the cause?
A good diagnosis combines readings at several heights with an inspection of the building. A single moisture-meter value proves nothing, because salts distort the reading.
- Moisture readings at several heights with an electrical meter: the pattern (wet low down, drier higher up) matters, not the number itself.
- Salt test: saltpetre points to rising damp and determines which finish is suitable afterwards.
- Pattern and location: low down and on several walls suggests rising damp; a scattered pattern points more to condensation or penetration.
- Exact moisture content via a carbide bottle test or by weighing a drilled sample, especially when in doubt or before finishing.
- Inspection of the surroundings: ground level, rainwater drainage, damaged pointing, missing or failed damp-proof course, ventilation and heating habits.
According to vochtproblemen.vlaanderen, a diagnosis costs €0 to €250: a damp specialist often does it during the quote visit, an independent expert charges €80 to €250. Have a professional establish the cause before any work is done; a wrong diagnosis costs more than the diagnosis itself.
Possible solutions and market prices
The solution depends on the condition of the wall and the real cause. The amounts below are Belgian market indications from public price guides, not fixed rates; the VAT basis differs by source and is shown on each row.

| Work | Indicative price | Source |
|---|---|---|
| Cellar waterproofing | €50–100 per m², difficult cases up to €200 per m² (VAT basis not stated) | vochtbestrijding-gids.be |
| Cellar tanking, 15–20 m² cellar | €3,000–10,000 in total (excl. VAT) | Drytech |

The spread between sources is wide: the real price depends on wall thickness, access and masonry type. For more price detail, see our guide on treating damp walls and what it costs.
What drives the price?
Mainly wall thickness, masonry type and access. A thick or double wall needs more product and more drilling, and a cavity wall may need both leaves treated.
- Wall length and thickness: the price per metre rises with thickness; a heavily deteriorated or salt-laden wall may need a cut-in barrier rather than injection.
- Access: fitted furniture, kitchens, party walls or work on both sides (inside and outside).
- What the per-metre price includes: finishing, repair of pointing or bricks, salt treatment and outside work such as lowering ground level are usually not included.
- Real cause: a cellar wall letting water in is a different job from a wall with a failed damp-proof course.
- Drying time: a wall takes months to years to dry; vochtproblemen.vlaanderen gives a rule of thumb (not a standard) of wall thickness in cm divided by 2 as months (30 cm ≈ 15 months). Finishing only when moisture is below 4 mass percent, measured by carbide bottle or weighing.
Comparing quotes without surprises
Only compare quotes that are based on the same diagnosis and the same work. A low per-metre price without finishing can end up costing more than a complete quote.
- Ask which measurements (readings at several heights, salt test) support the quote.
- Have metres and method stated: linear metres, wall thickness, injection or cut-in barrier, inside/outside.
- Check whether re-plastering, pointing and painting are included and which plaster is specified (salt-resistant renovation plaster).
- Ask how the cause is addressed (ground level, rainwater drainage, ventilation), not just the symptom.
- Check the VAT rate, deposit and timeline: see comparing contractor quotes.
- Be wary of a quote without a site visit, or one with a 'from' price and no calculation.
Alpha Services Benelux, active since 2014, works with its own team and issues a fixed written quote after a site visit. For renovation work, see our renovation page or interior renovation.
6% VAT and grants
For a home older than 10 years, 6% VAT can apply instead of 21%. According to FPS Finance, the home must be used exclusively or mainly as a private dwelling after the works and the contractor must invoice the work to the private user; materials bought and invoiced by the contractor fall under the same rate. Materials you buy yourself stay at 21%.
Whether damp treatment counts towards a grant depends on the region and the situation. Check this at vlaanderen.be/mijn-verbouwpremie, with Homegrade and your municipality (Brussels) and at wallonie.be.

Request a quoteFrequently asked questions
How high does rising damp reach on a wall?
Usually up to about 1.20 m, higher with salts or a sealed finish such as tiles. The upper edge is often fairly sharp and often comes with white salt deposits.
How can I tell rising damp from condensation?
Condensation sits higher on the wall, in corners and around windows, is often worse in winter and usually gives mould without salt. Rising damp is low down, often all year round, with salts. Readings at several heights give certainty.
How much does treating rising damp cost in Belgium?
According to vochtproblemen.vlaanderen, injection averages €100–150 per linear metre (excl. VAT), a cut-in barrier €100–175 and renovation plaster €30–60 per m². An 8 m wall comes to roughly €800–1,200 for the injection.
How much does a damp survey cost?
According to vochtproblemen.vlaanderen, €0 to €250: damp specialists often do it during the quote visit, an independent expert charges €80 to €250. Insist on readings at several heights.
How long does a wall take to dry after treatment?
Months to years depending on thickness. Rule of thumb: wall thickness in cm divided by 2 gives months (30 cm ≈ 15 months). Finishing is only possible below 4 mass percent moisture.
Does 6% VAT apply to damp-proofing work?
Yes, if the home is over 10 years old, used exclusively or mainly as a private dwelling and the contractor invoices the work to the private user. Materials you buy yourself stay at 21%.
