Plastering and Gyproc: what does it cost per m² in Belgium in 2026?

Short answer: In Belgium in 2026, plastering costs about €11–16/m² in new builds (machine-sprayed) and €15–25/m² in renovation, while careful hand-applied plaster runs €18–45/m². A standard Gyproc partition costs €30–50/m² and a suspended ceiling €35–75/m², all excluding VAT, materials and fitting included. Allow 3 to 6 weeks for plaster to dry before painting.

Plastering or Gyproc: what is the difference?

Plastering is a wet layer of gypsum, lime or cement applied to an existing wall or ceiling, while Gyproc is a dry system of plasterboard screwed onto a metal frame. Plaster levels an existing surface; Gyproc builds a new wall or ceiling.

Both techniques are often combined in an interior renovation: new Gyproc partitions and re-plastered existing walls.

Plastering and plaster finishes: price per m²

Plastering costs €11 to €16/m² excluding VAT in new builds (machine-sprayed) and €15 to €25/m² in renovation. Traditional hand-applied plaster with a careful finish sits more around €18 to €45/m². The gap comes from the finish level.

Plastering and plaster finishes: Belgian market ranges, 2026 (€/m² excl. VAT, materials and labour)
Type of workRange
Sprayed plaster, new build€11–16/m²
Re-plastering in renovation€15–25/m²
Traditional gypsum plaster, walls (careful finish)€18–40/m²
Gypsum plaster, ceilings (careful finish)€22–45/m²
Lime plaster€25–55/m²
Decorative interior textured render€30–70/m²
Smooth skim coat on plasterboard€10–25/m²

Sources differ because plastering covers very different finish levels: standard sprayed plaster ready for paint costs less than a perfectly flat hand-finished surface. Always state the finish level you expect when requesting a quote.

Gyproc partitions: price per m²

A single Gyproc partition costs €30 to €50/m² excluding VAT, materials and fitting included. With insulation, moisture-resistant boards or acoustic build-up, the price rises to €75/m², and higher for full sound-insulation systems.

Gyproc partitions and wall linings: Belgian market ranges, 2026 (€/m² excl. VAT)
TypeRange
Single partition (one board per side)€30–50/m²
Double-skin partition with insulation€40–75/m²
Moisture-resistant partition (wet rooms)€40–65/m²
Acoustic partition€55–90/m², up to €110/m² for the most complete systems
Wall lining (bonded)€25–40/m²

Standard Gyproc is for dry rooms; bathrooms and utility rooms call for moisture-resistant boards, and walls between a bedroom and living room for acoustic boards with mineral wool. Prices differ between sources according to frame depth and insulation; the wide range above reflects that.

Suspended ceilings (moisture-resistant, acoustic): price per m²

A Gyproc suspended ceiling typically costs €35 to €75/m² excluding VAT: €35 to €60 when fixed directly, €55 to €75 on a hung frame, and up to €90 for high-end builds. Moisture-resistant and acoustic versions fall in the same zone.

Gyproc suspended ceilings: Belgian market ranges, 2026 (€/m² excl. VAT, fitting included)
TypeRange
Fixed directly under the existing ceiling€35–60/m²
Hung on a frame€55–75/m²
With insulation€45–70/m²
With recessed spotlights€50–70/m²
Moisture-resistant (bathroom, kitchen)€35–55/m²
Acoustic€55–65/m²
High-end buildup to €90/m²
Removing an old suspended ceiling€8–15/m²

Direct fixing is cheaper but costs ceiling height and leaves no service void. A hung frame gives room for ducts and lighting. Finishing comes on top: about €15–30/m² for jointing and skimming and €25–35/m² for painting.

What drives the price

The price per m² depends mainly on the condition of the substrate, working height and surface area. Belgian comparison sites publish indicative ranges; only a quote after a site visit fixes the real price.

On site, a professional needs little time: at least one day for a small partition, four days or more for a complex project.

Drying times before painting

Generally allow 3 to 6 weeks before painting gypsum plaster, and a few days to a few weeks for Gyproc joints. In a new-build house, plaster can take much longer because of construction moisture.

Thickness, ventilation, temperature and humidity all change these times. Forcing the drying with intense heating can crack the plaster. Have a professional assess the moisture of the surface before painting: painting too early traps moisture and damages the finish. For the cost of painting itself, see our painter cost per m² guide.

VAT: 6% or 21% on this work

The 6% rate applies to renovating a private home older than 10 years when the work is invoiced by a registered contractor; otherwise 21% applies. In new construction, plastering is in principle invoiced at 21%.

All prices in this article exclude VAT: apply the rate that fits your situation afterwards. See our 6% VAT article for the details. For possible grants, check the official regional portals (Homegrade in Brussels, energie.wallonie.be, vlaanderen.be/mijn-verbouwpremie).

Comparing quotes without surprises

Ask for at least three detailed written quotes based on the same specification. A price per m² only means something if you know what it includes.

  1. Fix the finish level: ready to paint, smooth, basic joints or careful finish.
  2. Check ex-VAT or incl. VAT and the rate applied.
  3. List the extras: substrate preparation, scaffolding, rubble removal, floor protection.
  4. Specify the boards: standard, moisture-resistant or acoustic, frame depth, insulation type.
  5. Ask for the schedule and the drying time allowed before painting.
