Expect roughly €30 to €250/m² for a pitched roof and €35 to €130/m² for a flat roof, fitting included. Belgian sources do not fully agree: some quote prices excluding VAT, others including VAT, and finish levels differ. We therefore give the wide range found across several price guides.

Pitched roofs: tiles and slate
Concrete tiles sit at the low end of the price range, natural slate at the top. The ranges are wide because guides use different qualities and different VAT bases.

Material, the condition of the structure and site access weigh the most. The main cost items to watch:
- Removing the old roof: €10 to €40/m², depending on material and access.
- Asbestos: one guide cites a surcharge of €15 to €30/m² for older roofs.
- Scaffolding: €5 to €15/m² extra, according to one guide.
- Roof structure: preventive timber treatment €15 to €30/m², full replacement €80 to €150/m².
- Shape and details: dormers, chimneys, roof windows and drainage cost more than a plain roof slope.
- Location and access: the sources publish no prices per municipality. A narrow street or limited access can make the job dearer.

VAT at 6% or 21% on roofing work
For a dwelling more than 10 years old, the 6% rate generally applies when a registered contractor invoices the end consumer. The home must be mainly a private residence after the works. Materials you buy yourself stay at 21%. Example: €10,000 excl. VAT becomes €10,600 incl. VAT at 6%.

Comparing quotes without surprises
Only compare quotes that contain the same line items. A low price per m² without removal, scaffolding or insulation is often not really a better deal. Ask every roofer:
- Is the amount excl. or incl. VAT, and which VAT rate is applied?
- Are removal and disposal of the old roof included, also if asbestos is found?
- What insulation type and thickness, achieving which R-value?
- Are scaffolding, underlay, edge details, zinc work and gutters included?
- What happens if the timber structure is worse than expected, and at what unit price?
