EPC label and the renovation obligation after buying in Flanders: what applies in 2026

Short answer: If you buy a home in Flanders with EPC label E or F, vlaanderen.be says you must reach at least label D within six years of the date of the authentic deed. The EPC rates energy use per m² (insulation, glazing, heating, hot water). Have an assessor check which works matter most for your dwelling, and prove the result with a new EPC.

What does the EPC label actually measure?

The EPC measures how energy-efficient a home is, expressed as calculated primary energy use. According to vlaanderen.be, the certificate contains data on insulation, glazing, heating and the hot-water installation, with recommendations to make the property more efficient.

The label adds up all energy types (electricity, gas, heating oil, ...). It is a calculation by an accredited energy assessor, not a reading of your meters, so an EPC can look harsher or kinder than your real bills.

The Flemish government states a residential EPC is valid for ten years. For the exact label thresholds, check the Flemish Energy and Climate Agency, as sources differ slightly.

What renovation obligation applies after buying in Flanders?

New owners of a home with label E or F must carry out a thorough energy renovation to at least label D within six years of purchase. That is what the official vlaanderen.be page says.

Note that older pages still say five years. Test Aankoop reports that new owners have six years since the end-2025 easing. Have the Energiehuis or your notary confirm whether the six-year extension also applies to deeds signed before the easing.

According to Test Aankoop, the planned tightening (label C and stricter for later purchases) was dropped at the end of 2025: the target after renovation stays label D. The official vlaanderen.be page still lists the old path, with label A as the 2050 goal; have the Energiehuis confirm this. Label A remains only a long-term goal.

Which works improve your label fastest?

It depends on the home: the fastest work is whichever component currently scores worst. An energy assessor sees that in your EPC recommendations and can calculate the effect of each measure.

Test Aankoop names four factors that influence the label: insulation, ventilation, type of heating and solar panels. According to that source, solar panels work best when the roof is sufficiently insulated and in sound technical condition. A trade source indicates that roof insulation is often one of the bigger levers, but that is indicative only.

What determines how much your works achieve?

It is not the most expensive measure but the order and the combination that decide the outcome. A new heating system under a poorly insulated roof still leaves a weak score.

Renovation work is scheduled by appointment, with margin inside your deadline. It is not an emergency job.

How to get your file checked and compare quotes

Start with three documents: your deed (date), your EPC (label and recommendations) and a plan of the home. With those, a contractor or assessor can advise precisely.

  1. Check your term: note the deed date and the term shown on vlaanderen.be today.
  2. Ask for advice: the Energiehuis (Flanders) supports your choices according to Test Aankoop; you can also hire an energy assessor.
  3. Ask for a written quote per job, stating materials, areas and build-up, so quotes are comparable.
  4. Ask for the expected EPC effect and who arranges the new EPC.
  5. Check premiums in the official simulator before you sign.

Does the preliminary agreement or the deed count?

The deed. The term starts on the date the authentic deed is executed, or when a right of superficies or leasehold is established. The private preliminary sale agreement is not the starting point.

How do I prove I reached label D?

With a new EPC showing the required label. Test Aankoop confirms that the improvement from E or F to at least D must be demonstrated with a new energy performance certificate.

Which works should I do first?
