Financing a renovation in Belgium in 2026: which loan fits your project?

Short answer: In Belgium you can finance a renovation with a regional loan or an ordinary bank loan. Flanders' Mijn VerbouwLening lends €4,000 to €60,000 over up to 25 years at 0% to 1.5%, depending on income category. Wallonia launched Rénopack and Rénoprêt on 1 October 2026, and Brussels offers ECORENO at 2.5% to 3.5%. Borrowing €30,000 over 10 years costs roughly €250 to €318 a month.

Prices in this article are indicative Belgian market ranges, not Alpha Services Benelux's price list. Your fixed price is in the quote.

Which renovation loans exist in each Belgian region?

There are four routes: Flanders' Mijn VerbouwLening, Wallonia's Rénopack and Rénoprêt, Brussels' ECORENO credit, and an ordinary bank loan. The regional loans set conditions on income, home or energy label; a bank loan has fewer conditions but follows market rates.

Flanders: Mijn VerbouwLening up to €60,000 over 25 years

Mijn VerbouwLening lends up to €60,000 over a term of up to 25 years. For applications in 2026 the minimum is €4,000 and the loan can be drawn in up to three tranches.

The rate applies for 2026; in spring 2027 the base rate will be adjusted to the legal interest rate. The income limits are indexed every year. Check the rules on the date of your application.

Wallonia: Rénopack and Rénoprêt since 1 October 2026

Wallonia replaced its Primes Habitation with two loans: Rénopack (0% plus a reduction of the amount to repay) for income categories C1 to C3, and Rénoprêt (preferential rate) for C4, landlords and co-owner associations. The scheme took effect on 1 October 2026 and, according to SWCS, should be fully operational in early 2027.

An earlier announcement showed 50%, 40% and 15%; those figures include the eco-materials bonus. We follow SWCS.

Brussels: the ECORENO credit at 2.5% to 3.5%

In Brussels, the Fonds du Logement's ECORENO credit is the current loan, at a preferential rate of 2.5% to 3.5%. As consumer credit it is limited to €25,000; a mortgage version also exists.

It is open to owners, prospective owners and tenants of a Brussels home and covers all kinds of renovation work, with priority for safety, health standards and energy performance: insulation, ventilation, heating, photovoltaic panels, heat pump or solar water heater. Homegrade and Réseau Habitat help with the application free of charge. Ask Homegrade which Brussels loans are currently available.

Ordinary bank loans: consumer credit or mortgage?

At a bank you usually choose between an instalment loan and a mortgage credit. An instalment loan needs no notary and normally no file fees, and suits smaller amounts over a shorter term. A mortgage has file and notary costs but a longer term, which suits large renovations.

What does borrowing €30,000 cost per month?

Borrowing €30,000 over 10 years costs between €250 a month (0%) and €318 a month (5%). The gap comes mainly from the rate and from any Rénopack reduction.

Calculation example: €30,000 over 120 months (own calculation, constant monthly payment, excluding fees and insurance)
ScenarioRateMonthly paymentTotal repaid
Mijn VerbouwLening cat. 40%approx. €250€30,000
Mijn VerbouwLening cat. 30.5%approx. €256approx. €30,760
Mijn VerbouwLening cat. 21.5%approx. €269approx. €32,330
ECORENO (example)3%approx. €290approx. €34,780
Bank loan (hypothetical rate)5%approx. €318approx. €38,170
Rénopack C1, all works eligible0% after 45% reductionapprox. €138€16,500
Rénopack C3, all works eligible0% after 10% reductionapprox. €225€27,000

The 5% is a hypothetical example, not a bank offer. Ask for a personal offer. The Rénopack example assumes the full €30,000 is eligible works, which is not always the case.

What drives your monthly payment?

Four factors set the monthly payment: the amount borrowed, the term, the rate and the extra costs. A longer term lowers the payment but raises the total cost.

How to compare quotes and avoid surprises

Get detailed quotes first, then apply for the loan: for Mijn VerbouwLening and Rénopack the file relies on those quotes and the works must not start before approval. Also keep a margin in your budget for unforeseen work.

  1. Have a professional assess the home and ask for a fixed written quote.
  2. Check that the works fit the loan's conditions (energy label, audit, list of works).
  3. Do not start or pay a deposit before the credit contract is signed.
  4. Use our renovation calculator and read how to compare contractor quotes.

For homes older than 10 years, 6% VAT may apply to work invoiced by a contractor; see the 6% VAT conditions. Alpha Services Benelux, active since 2014, carries out the work with its own team after a site visit and provides a fixed written quote. Renovation is by appointment via our renovation page.

Frequently asked questions

Which loan can I use to renovate my home in Belgium?

In Flanders Mijn VerbouwLening (€4,000 to €60,000, up to 25 years); in Wallonia Rénopack or Rénoprêt; in Brussels the ECORENO credit (preferential rate 2.5% to 3.5%). You can also take an instalment loan or mortgage credit from a bank.

Can I get a loan to renovate an apartment?

Yes. In Wallonia up to €60,000 per dwelling via Rénopack or Rénoprêt. In Flanders, associations of co-owners can apply for Mijn VerbouwLening. In Brussels, ECORENO as consumer credit goes up to €25,000. Check the conditions in your region.

Is there a loan for a roof renovation?

Yes, roof insulation and renovation are on the Mijn VerbouwLening list; check the technical conditions on vlaanderen.be. A bank loan has no such list. ECORENO covers all renovation types; in Wallonia the improvement of the EPC label is what counts.

Can I start the works before the loan is approved?

It is better not to. Mijn VerbouwLening is requested with quotes before the works start. For Rénopack and Rénoprêt, do not start or pay a deposit before the credit contract is signed, as that can affect your eligibility.

What is the monthly payment for €30,000 over 10 years?

Roughly €250 a month at 0%, €269 at 1.5%, €290 at 3% and €318 at a hypothetical 5%. This is an indicative calculation excluding fees and insurance; your bank or the public body makes the final offer.
