Repointing cost per m²

For standard brick repointing, expect to pay €40 to €60/m² on average. The price drops to €25/m² for lightly worn joints and rises to €75/m² for badly weathered facades or decorative joint finishes.

This usually covers raking out the old joints and applying new mortar, but not always scaffolding. Lime mortar for older facades needs specific skills and pricier mortar, so it can cost more.

Sandblasting, micro-abrasive cleaning and facade washing: prices

Dry sandblasting costs €25 to €45/m², wet sandblasting €35 to €55/m², and micro-abrasive (softer, water-assisted) cleaning €25 to €45/m². A simple wash without abrasive blasting sits around €25 to €50/m².

Sandblasting aggressively strips dirt and old paint; micro-abrasive cleaning is gentler thanks to the water, making it better suited to natural stone or old, crumbly brick.

Combining cleaning and repointing: what does it cost?

Sandblasting a facade and then repointing it typically costs €65 to €100/m² in total. That's often cheaper than two separate quotes, since the contractor only charges setup and travel costs once.

What drives the price?

The final quote mostly depends on the condition of the existing joints, the facade material, and how accessible the building is.

• Joint condition: loose or washed-out joints need more raking out than surface wear.
• Material: natural stone and old lime mortar require specific skills and pricier mortar than standard brick.
• Access and height: scaffolding adds €8 to €40/m² depending on height and how long it stays up.
• Preparation: deep cleaning or stripping old render pushes the price up.
• Total surface area: from around 100-150 m², the per-m² price drops as travel and setup costs spread out.

When to repoint a facade, and how long does it take?

Repoint a facade as soon as you see loose, cracked, or washed-out mortar joints, damp patches on an inside wall, or rainwater seeping through easily. Waiting lets moisture and frost damage push deeper into the wall.

For an average terraced house (roughly 80-120 m² of facade), pure repointing takes 3 to 7 working days; a combined cleaning-plus-repointing job usually takes 1 to 2 weeks, including scaffolding setup and removal. Have the work scheduled outside frost periods (not below 5°C) and away from continuous rain, since the mortar needs to cure properly.

VAT at 6% or 21%, and regional grants

Repointing, sandblasting and facade cleaning done as part of a renovation qualify for the reduced 6% VAT rate instead of 21%, provided the home was first occupied no later than the tenth calendar year before the invoice (roughly: over 10 years old), is used mainly as a private residence, and the contractor invoices the work directly to you as end consumer. Materials you buy yourself stay taxed at 21%. Ordinary domestic cleaning (windows, floors) with no renovation purpose stays taxed at 21%.

Watch out for regional grants: in Flanders, the Mijn VerbouwPremie pays nothing for plain facade cleaning or repointing on its own, and since 1 March 2026 only applies to outer-wall insulation for income categories 3 and 4 (see vlaanderen.be/mijn-verbouwpremie). Comparing quotes and avoiding surprises

Get at least three quotes and have each contractor visit the site before pricing: a per-m² figure given without a site visit is rarely reliable.

• Check whether scaffolding, debris removal and water-repellent treatment are included or billed separately.
• Confirm the 6% VAT rate is applied correctly and that the required wording appears on the invoice.
• Ask what type of mortar will be used: on an old lime-mortar facade, a too-hard cement mortar is a common mistake that causes cracking and damp damage.
• Get it in writing how damaged bricks will be handled during the job (replaced or repaired), since that cost strays far from a standard per-m² price.
