Paving a driveway or patio: what does it cost per m² in Belgium in 2026?
Short answer: Paving a driveway or patio with pavers (klinkers) costs roughly €35–100 per m² in Belgium, depending on concrete or clay, laying pattern and foundation. Gravel is cheaper (about €20–65 per m²); permeable paving costs more (€65–115 per m²). The foundation is often priced separately: €20–45 per m² for a patio, €40–120 per m² for a driveway. Sources differ on VAT and scope.

Driveway price per m² at a glance
A Belgian driveway runs from about €30 to €150 per m² depending on the source, and pavers usually fall between €35 and €100. The higher the finish level, the higher the price. Gaps between sources mostly come from VAT (included or not) and from whether excavation and foundation are in the price.
| Surface | Price per m² | Note |
|---|---|---|
| Gravel or decorative chippings | €20–65 | €20–40 with gravel mats (excl. VAT); €30–65 incl. VAT |
| Concrete or clay pavers | €35–100 | €50–90 incl. VAT; €35–100 excl. VAT |
| Grass pavers | €45–75 | incl. VAT |
| Permeable paving | €65–115 | incl. VAT |
| Cobblestones | €90–160 | incl. VAT |
One source quotes an entry price of about €50 per m² for a new driveway with foundation, and from €10 per m² if a foundation is already in place. Prices above €150 per m² occur with natural stone or complex patterns.
Patio price per m² with pavers
A paved patio usually costs €35–100 per m². Concrete pavers are the budget choice, clay costs more.
| Material | Price per m² | Note |
|---|---|---|
| Concrete pavers, supplied and laid | €35–60 | incl. VAT |
| Clay pavers, supplied and laid | €45–85 | incl. VAT |
| Concrete tiles | €45–80 | excl. VAT |
| Pavers, wide range | €35–100 | excl. VAT, depends on finish level |
| Patio foundation (separate) | €20–45 | excl. VAT |
According to one guide, a herringbone (chevron) pattern adds roughly 10–20% to laying costs. Removing an existing patio and extra drainage usually come on top.
Foundation and groundwork: the line item people forget
The foundation decides whether a driveway or patio stays level for years. Expect €40–120 per m² for a driveway foundation and €20–45 per m² for a patio, unless it is already in the all-in price.
| Item | Indicative price |
|---|---|
| Driveway foundation | €40–120 per m² |
| Excavation and draining foundation (extra) | €15–30 per m² |
| Sand or stabilised base | €50–70 per m³ |
| Laying, simple pattern | €15–25 per m² |
| Laying, complex pattern | €35–60 per hour |
| Pavers (material only) | €10–60 per m² |
| Edging kerbs | €3–40 per running metre |
The ranges are wide because sources price different materials: basic edging at €3–6, sturdier kerbs at €20–40. For passenger cars one guide mentions a 15–20 cm stabilised base; for heavier vehicles at least 25 cm of crushed stone, after excavating 25–40 cm of soft topsoil. Have a professional assess the right build-up on site, since soil and use both matter.
Drainage and permeability: gravel or pavers?
Gravel is cheaper than pavers but still needs a base. Permeable pavers and grass pavers cost more (€45–115 per m²) and partly solve the water question.
- Gravel: €20–65 per m². Even gravel needs a stable base to stop it sinking.
- Closed pavers: €35–100 per m². Water must be led to a gutter, rain barrel or infiltration system.
- Permeable paving: €65–115 per m². Rainwater drains away on the spot.
One guide notes that a slight fall of about 1 cm per running metre away from the house is enough, with a drainage channel where needed. Extra drainage is often not in the base price, so always ask whether it is included. Your municipality may set rules on rainwater management or on a new crossing over the pavement; check with them.
What drives the price
Five factors explain most of the gap between two quotes: material, pattern, ground, surface area and access.
- Material: concrete is cheaper than clay; natural stone and cobbles sit at the top.
- Laying pattern: a stretcher-bond pattern wastes 3–5% in cuts, complex patterns 8–12%.
- Ground: soft soil or an old surface means more excavation, spoil removal and demolition.
- Surface area: a 100 m² driveway can cost up to 20% less per m² than a 20 m² one.
- Job conditions: heavy vehicles, level changes and limited access add labour hours.
As a rough guide, one source splits a budget as materials 35%, labour 40%, groundwork and foundation 15%, transport and machinery 10%.
VAT: 6% or 21%?
For work on a dwelling more than 10 years old, 6% VAT can apply, provided the contractor invoices materials and labour to the end customer. Pavers you buy yourself stay at 21%.
Two Belgian price guides mention this rate for paving work at a private home too, but whether your job qualifies depends on your situation. Ask the contractor to confirm the rate and state it on the quote. To check any available grants, see the official regional portals (vlaanderen.be/mijn-verbouwpremie, energie.wallonie.be or Homegrade in Brussels).
Comparing quotes without surprises
Compare quotes on identical specifications: same area, same paver, same foundation. Ask for at least two or three quotes.
- Are the foundation depth and type stated (stabilised base, crushed rubble, crushed stone)?
- Are excavation, spoil removal and demolition of the old surface included?
- Is drainage (fall, channel, infiltration) included?
- Are edging kerbs and jointing sand included?
- Is the price incl. or excl. VAT, and which rate is applied?
- Which pattern and how much cutting waste is allowed for?

How thick should a driveway foundation be?
One guide cites 15–20 cm of stabilised base for passenger cars and at least 25 cm of crushed stone for heavier vehicles, after excavating 25–40 cm. Have a professional assess this on site, because the soil matters.
Does 6% VAT apply to paving?
